Florida Housing Real Estate Market Slump means BARGAINS for Canadians
Published in Toronto in October, 2008 – There is a glittering silver lining to those gray clouds over the Florida residential housing real estate market. Canadians dreaming of owning a winter home or vacation property in the sunshine state of Florida real estate can now pick up properties at prices as much as 50% below what homes, townhouses and condominiums were selling in 2005. “it is absolutely the best time to make that buy decision,” says Phil C., President of Toronto Based Florida Home Finders of Canada Inc. “Canadians who have been relatively unscathed by the residential meltdown that has taken place all through the United States, are perfectly positioned to buy second homes in Florida real estate market at prices less than half o what they would pay in the GTA.” He points out that with Florida condo prices averaging less than $225 US per square foot in the Florida real estate market, versus $428 in the GTA, Florida winter homes are now within reach of a very large number of Canadian Families. “In effect, the number of Florida foreclosures now in the hands of Florida banks and the number of unsold development real estate projects have driven prices to the lowest point they have been in the past decade or more,” he says. “Moreover, banks in Florida do have money available for qualified Canadians buyers. In many cases, they will lend up to 70% of the price of a home in the form of a first mortgage at interest rates, which are just one point above those prevalent here.” Last year, Canadians took advantage of those Florida real estate prices – as low as $150,000 US for a one bedroom Florida condominium – to snap up about 56,000 properties, he points out. Florida Home Finders of Canada has been licensed to sell Florida real estate since 1989 and since then has helped 15,000 Canadians find winter homes, he says.
