Overview of the Real Estate Scene on Vancouver Island, Gulf Islands, Sunshine Coast and Okanagan, BC

If you build it, they will come, and such has been the case ont only on the Lower Mainland but alsoon Vancouver Island, the Sunshine Coast, and the Okanagan. Of $4.66 billion in residential sales from July 2006 to July 2007, the island accounted for $729 million and the Okanagan for $410 million of new condo homes, townhomes and residences in BC according ot he Westcoast Homes & Design managazine in Sept 2007.

Vancouver Island has become a mecca for active retirees, says Jennifer Podmore, managing partner of MPC Intelligence. “Prices are a lot more competitive – that is one of the Island’s biggest draws. And people love the lack or urbanization, the sense of steeping away from it all.”

Victoria’s real estate market should heat up considerably with Townline’s redevelopment of the heritage Hudson’s Bay building, which includes the first phase of 145 converted loft spaces. In Oak Bay, the Oak Beach Hotel will be turned into 100 strata-hotel units and 20 condominium residences. Real estate development among the western communities is booming, most of the growth focussed on the Langford’s rapidly expanding city core and Bear Mountain.
